How to Measure for Replacement Windows

You do not need to measure accurately enough to order from — we survey before anything is made, and no reputable supplier should quote a final price off your numbers. But measuring roughly is the fastest way to get a useful conversation started, and it tells you things about your own openings that are worth knowing.

Why how to measure for replacement windows

Three widths, three heights

One measurement per opening hides the out-of-square that every older Mumbai building has.

Measure the opening, not the old frame

The frame is coming out. What the new one has to fit is the structural opening behind it.

Record the smallest of each

The new frame has to pass through the tightest point, so the smallest width and height are what matter.

Photograph the reveal

A photo of the sill and jamb tells a surveyor more than the numbers do.

What you need

A steel tape — not a cloth one, which stretches. A pencil and paper, or the notes app. Ten minutes for a flat’s worth of openings.

You are producing rough numbers and photographs, not a manufacturing schedule. Anyone who offers to make windows from measurements you took yourself is skipping the step where problems get found.

Measure the opening, not the old frame

The existing frame is being removed. What matters is the structural opening behind it — the masonry or concrete the new frame will be fixed into.

Where the old frame is bedded into plaster, measure to the plaster line and note that you have done so. A surveyor will expect to find 10–25 mm more opening once the frame is out.

Width: three measurements

Measure the width at the top, the middle and the bottom of the opening.

Write down all three. Then note the smallest — that is the one that constrains the new frame, because the frame has to pass through the tightest point.

Height: three measurements

Same again: left, centre and right.

Measure from the sill up to the underside of the lintel. If there is a sloping sill — common in older Mumbai buildings, where the sill was formed to shed rainwater — measure to the highest point of the slope and note that it slopes.

What the differences tell you

This is the part worth doing for your own information.

If one opening in a flat is dramatically out compared with its neighbours, that sometimes points at a structural issue rather than a window one.

Photograph four things

More useful than any of the numbers:

  1. The whole window, from inside, with the sash closed
  2. The sill, from inside, showing how the frame meets it
  3. The outside, if you can reach it safely — never lean out
  4. Any damage — rot at the bottom rail, rust at a fixing, a cracked pane, damp on the reveal

The fourth one frequently changes the answer from “replacement” to repair, which is a much smaller bill.

Also note

Which way it currently opens — sliding, side-hinged, top-hung, or fixed.

Which direction the room faces. West and south-west elevations need different glass, and this single fact shapes the specification more than the dimensions do.

What you can hear from the room with the window shut.

The floor number, and whether there is a service lift. In Mumbai buildings this often sets the programme more than the manufacturing does.

Then what

Send the numbers, the photos and those four notes. That is enough for a realistic indication and for us to know what to bring to the survey.

Common questions

Can I order replacement windows from my own measurements?

You should not, and we will not let you. Every unit we make is sized from a site survey, because openings are rarely square and the tolerance allowance depends on how the frame will be packed and sealed. Your measurements are for getting a realistic conversation started, not for cutting material.

Should I measure the old frame or the opening?

The opening. The old frame is being removed, so its dimensions tell you about the window that is leaving rather than the one arriving. Measure to the masonry or concrete behind the frame wherever you can see it.

Why measure in three places?

Because openings are not rectangles. Older Mumbai buildings settle, get re-plastered and were rarely square to begin with — a 20 mm difference between the top and bottom of an opening is common. One measurement hides that, and the new frame has to fit the tightest point.

What if my opening is arched or an odd shape?

Give us the overall width and the height at the centre, and a photograph. Anything non-rectangular is templated on site rather than measured, because an old arch is never the geometric curve a drawing would assume. See [arch windows](/windows/types/arch-windows/).

Do I need to measure the depth of the reveal too?

It helps. Reveal depth decides whether an insect screen can be recessed, whether a shutter can sit inside the opening, and how a deeper frame will look. Measuring it is optional; photographing it is more useful.
