What has usually failed
The frame. Timber jambs rot at the foot where water sits; steel frames corrode from the fixings outward; any frame can move if the opening has settled. Once the frame is out of square, the leaf will never sit against its seal along the whole length, and no amount of hinge adjustment will fix that.
The threshold. A flat or degraded threshold lets water under the leaf. This is often the reason the frame rotted in the first place.
The leaf, occasionally. Delamination, a failed glazed panel, or a leaf that has warped. On its own this is a repair; combined with a tired frame it is a replacement.
If the frame is genuinely sound and the problem is a dropped hinge, a worn roller or a failed multi-point lock, that is a service and repair job and costs a fraction as much.
What changes when you replace
The opening is briefly open, so this is the one moment the specification is genuinely free.
The door type. A stiff old slider can become a lift-and-slide that seals properly. A pair of narrow doors can become slide-and-fold panels that clear the whole opening. A solid leaf can become glazed and change how much daylight reaches the room.
The glass. Laminated for safety and security, acoustic for a road-facing opening, solar-control for a west-facing terrace door.
The material. Timber and mild steel are generally replaced with uPVC or aluminium in this climate — see uPVC doors.
The threshold. Getting this right is often the single biggest improvement, particularly on a balcony or terrace door.
How the work runs
- Survey — opening measured, floor level checked across the threshold, access confirmed
- Manufacture — made to the surveyed size in Bhandup West
- Removal — old frame and leaf out, opening cleaned back to sound material, old set taken away
- Fit — frame packed, squared, fixed and sealed; see door installation
- Making good — reveal and threshold restored around the new frame
- Handover — swing, latch, lock engagement and seal compression checked with you
Practical notes for Mumbai buildings
Society permission is normally required for a main entrance door or anything changing the external appearance, and it is usually the longest lead item. Service-lift booking shapes the programme. And old steel door sets are heavy and awkward to move, which is worth planning rather than discovering.
Send photos of the door, the frame foot and the threshold, and tell us what it does — sticking, dropping, leaking or rattling. That is usually enough for us to say whether this is a repair or a replacement.
