Windows Replacement

Replacement is the right call when the frame itself has failed — not when a gasket has hardened or a roller has worn. Knowing which of those you are dealing with is worth a survey, because one costs a service visit and the other costs a window.

Why windows replacement

Repair-or-replace assessed first

If a service visit will fix it, we tell you. Replacement is quoted when the frame is past economic repair, not by default.

Made to the measured opening

In-house fabrication means the new unit fits the opening you have, rather than the nearest stock size plus filler.

A chance to upgrade the glass

Replacement is the cheapest moment to add acoustic, laminated or solar-control glazing — the labour is already being spent.

Old units removed and disposed

The old frames and glass leave with us, which in a Mumbai apartment building is not a trivial part of the job.

When replacement is the right answer

Windows fail in two different ways, and they have very different costs.

Component failure. Hardened gaskets, worn rollers, a dropped sash, failed sealed units, corroded hinges. The frame is fine. This is a service and repair job, and replacing the window would be spending ten times what the fix costs.

Frame failure. Rot through the section, corrosion that has eaten the profile, welded corners that have opened, or a frame that has moved so far out of square that no gasket will ever seal against it. At that point the frame cannot be brought back, and replacement is the honest answer.

The grey area is a frame that is repairable but has been repaired twice already. If the underlying cause — usually a water path — has not been fixed, the third repair will not last either.

What changes when you replace

Replacement is the one moment when the specification is genuinely open, because the labour cost is the same whatever goes into the opening.

Glass. Single to double glazing, or plain to laminated or acoustic. If the room is on a main road or takes direct west sun, this is where that gets fixed.

Opening type. A window that never opened properly can become a different type. A fixed pane in a hot room can become a top-hung opener; a stiff old slider can become a casement that actually seals.

Frame material. Timber and mild steel frames in this climate are usually replaced with uPVC or aluminium, for the reasons set out on best uPVC windows in Mumbai.

Colour and finish. Not just white — see colour options.

How the work runs

  1. Survey. Measure the opening properly, assess the reveal, confirm access and lift availability.
  2. Manufacture. Units made to the surveyed size in Bhandup West.
  3. Removal. Old frame out, opening cleaned back to sound material, old units taken away.
  4. Fit. New frame packed, levelled, fixed and sealed — see installation for the detail.
  5. Making good. The reveal restored around the new frame.
  6. Handover. Every sash and lock checked in front of you.

We close each opening at the end of the working day, so nothing is left open overnight or over a monsoon shower.

Practical points for Mumbai flats

Society permission is usually the longest lead item. Start it before you order — what societies actually ask for covers how to get through it quickly.

Service lift booking and working-hours restrictions shape the programme more than the construction does.

Debris removal matters: old steel frames and glass are heavy and awkward, and many buildings restrict when they can be moved. We plan that rather than leaving it in the lobby.

Before you call anyone, measuring your own openings takes ten minutes and makes the first conversation far more useful.

If you are not sure which category your windows fall into, send photos of the frame and the sill and tell us what they are doing — sticking, leaking, rattling, or fogged. That is usually enough to say whether this is a service visit or a replacement. See also window frame repair for the repair side of the same question.

Common questions

Should I repair or replace my windows?

Repair if the frame is sound and the problem is hardware, gaskets or glazing — those are all replaceable in place. Replace if the frame has rotted, corroded through, or moved so far out of square that nothing seals against it, or if you are repairing the same window repeatedly.

Can I replace just the glass and keep the frame?

Often, yes. If the frame is sound and the issue is a cracked, fogged or single-glazed pane, [glass replacement](/windows/replacement/glass/) is much cheaper and quicker. The constraint is whether the existing frame can take the thickness and weight of the new unit.

How disruptive is window replacement?

Less than people expect. A flat is usually one to two days on site. Each opening is exposed only while that unit is being changed, and we close up at the end of each day. The messy part is making good the reveal, which is confined to a narrow band around the frame.

Is it worth upgrading the glass while replacing?

Almost always. The survey, removal, fitting and making-good are the same whichever glass goes in, so the marginal cost of acoustic, laminated or low-E glazing is just the glass itself. Doing it later means paying the labour twice.

Do you replace windows you did not originally supply?

Yes — most replacement work is on windows fitted by someone else, often decades ago. Any frame material: timber, mild steel, aluminium or uPVC.
