The faults we are actually called about
The sash sticks or will not close
On a slider, this is nearly always grit in the track or a flat-spotted roller. On a casement, it is a hinge that has dropped so the sash catches the frame. On timber, it can be seasonal swelling. All three are adjustments or a low-cost part — none of them is a reason to replace a window.
Water on the sill after rain
The first thing to check is the drainage slots at the bottom of the frame. They exist so that water reaching the rebate runs back outside; when they silt up, it backs up into the room instead. Water appearing at the jambs or head is different — that points to the perimeter seal, covered under window sealing.
The handle turns but nothing locks
The multi-point gearbox or its drive linkage inside the sash has failed. It is a wear item. Replacing it restores both the lock and the seal, because the locking cams are what pull the sash tight against the gasket.
Draughts and road noise getting worse
Gaskets harden and flatten with age and UV. Once the sash no longer compresses them, the window leaks air and sound even when closed. Replacing gaskets is cheap and makes an immediate difference.
Condensation between the panes
The sealed unit has failed. The glass is replaced, not the window — see glass replacement.
Rattling in wind
The sash is not being pulled tight, which is either a locking adjustment or worn gaskets. It is the same root cause as the draught, noticed differently.
What we carry on a visit
Common hinges, friction stays, rollers, handles, gearboxes, gaskets and glazing beads for the profiles in general use in Mumbai. That means most routine faults are fixed on the first visit rather than after a part is ordered.
Where a part is proprietary to an unusual system, or glass has to be made to size, we measure on the first visit and return to fit.
Working in Mumbai buildings
Society permission, service-lift booking and restricted working hours are the normal shape of residential work here, and they are usually what sets the date rather than our schedule. Tell us the building and we will factor it in from the start.
For older buildings with steel or timber frames, frame repair is often the underlying job and the hardware fault is a symptom.
What the service covers
Every window type we fit and plenty we do not: casement, sliding, top-hung, French and fixed lights, in uPVC, aluminium, timber and steel.
Related specialist pages: shutter and sash repair, top sliding windows, uPVC window service, wooden windows and scheduled maintenance.
Describe the fault and the frame material, send a photo if you can, and we will tell you what it is before we come.
